The Cedar Bay 55-plus community, located directly behind the new South Coastal Leisure Center (CHEER) on Cedar Neck Road, is nearing completion, and models are now open for seniors’ review.

Al and Mary Arrighi (Sunrise Real Estate), lately grandparents themselves, are handling tours and sales of the luxury apartments. Al Arrighi, showing a few early birds around one of the buildings on April 28, explained some of the features specially geared toward the retired crowd.

The community is laid out in three apartment buildings of 36 units apiece. At the entrance, automatic sliding glass doors open into an enclosed area before a second set of sliding doors, where guests can wait out of the weather until they are buzzed in.

Homeowners can activate the inner doors with a key, but according to Arrighi, few other people will have access to the foyer beyond. (Only U.S. postal carriers will be able to deliver to the community mailroom just inside — delivery companies will need to buzz in, or drop off at the entryway.)

The tiled foyer, appointed with scattered artwork, leads on past the elevator to wide, carpeted hallways and the apartments beyond. However, directly above, the space has been transformed into social gathering areas — a study/nook on the second floor, and a larger room for games or book exchanges on the top floor.

There will be a swimming pool as well, as the project reaches completion, and as previously mentioned, the CHEER center is considered “on-site,” within short walking distance or a short drive across the parking lot. (With 108 apartments, there are more than 300 well-lit parking spaces, so homeowners and guests shouldn’t have to worry about finding a spot.)

There’s a supermarket close by, a hardware store, a clothing store, several restaurants — “You don’t have to get in the car and drive all the way out to Route 26,” Arrighi noted.

He pointed to Cedar Bay’s status as the only “age-enhanced community” in the Bethany Beach area — close enough to go by bicycle, in fact.

“It’s about a mile to Bethany, as the crow flies, but you do have to wind around a little bit to get there,” Arrighi pointed out. Still, he said he’d measured the trip by the odometer in his car, and found the Bethany Beach Bandstand was exactly 2.5 miles away by road.

There are good shoulders along Fred Hudson Road and Route 1, but for those hoping to avoid the summer press, Sunshine President Scott Dailey noted the James Farm Nature Park, just west of Cedar Neck Road, roughly a mile away.

Back in the apartments, Arrighi pointed out luxurious décor, a la Creative Concepts — plush armchairs and couches, hardwood in the dining room, artwork here and there. The apartments come with a small gas fireplace, and he noted the standard screened-in “deck or porch, depending on which floor you’re on.”

Prospective Cedar Bay homeowners can choose from two floor plans — the Preston (two bed/two bath, around 1,100 square feet and currently $289,000), or the Lakewood (three bed/two bath, 1,600 square feet, $354,000 corner units).

Dailey planned to run upgrade specials through the end of May — in carpet, moldings or cabinets, or to Corian or granite countertops.

Arrighi added a $4,000 incentive at settlement, for cash buyers or financing through a preferred lender. Combined with the upgrades, he estimated total builder incentives on certain units at $18,000.
