Local builder Dave Elechko has a sizable chunk of land near Clarksville — 15 acres or so. However, unlike many residential projects around Sussex County, Elechko’s Iris Cove will comprise two or three homes (one being his own, existing home), with possibly an additional one or two down the road.

Or maybe it will just be the three — Elechko said he didn’t plan to build any more than two new homes until the county approved central sewer on the parcel, and if it took them 20 years, it took 20 years.

In the meantime, one of the two homes is nearing completion — just follow the long, winding gravel lane back through the woods to this 2,700-square-foot “estate” home, situated on its own three acres, with its own small pond, just off the back decks. Elechko estimated the selling price at just shy of $800,000.

The square footage doesn’t convey the hearty feel of the countryside manor house — with a better than 10-to-12 roof pitch, there’s considerable space in the eaves, and the single story is set atop a short flight of stairs. Complemented by the stone façade, the home exudes a comforting mass.

Elechko said he planned to use the same stone inside, around the fireplace, and incorporate the theme elsewhere around the Iris Cove project as well — but classical elements aside, modern luxuries would predominate the interiors, he added.

The homes will comprise three bedrooms, 14- by 15-square feet, with options for a fourth — one being the master suite, with a 6- by 18-square-foot his-and-her walk-in closet and a bath with double-bowled vanity and Jacuzzi bath.

Elsewhere there’s a media/office area to the right of the main entrance, looking out through a bow window back toward the entry lane, and a kitchen and dining room area tied together by a wraparound breakfast bar.

Elechko plans tile and carpeting, with real oak hardwood floors — not prefinished, he emphasized. He intends to feature brushed stainless appliances and a 4-foot, two-oven Wolf range as well.

And even in light of the open floor plan, he expected the homes would be highly energy efficient, with two-by-six construction, top-of-the-line Andersen windows and geothermal heating and cooling.

All of this is certainly nice, but for Elechko, the best thing about Iris Cove is the natural setting. “This home overlooks an established pond, with big-mouth bass, bluegill, sunnies — there are all kinds of fish out there,” he said. “And the trees are anywhere from 10 to 100 years old — oaks, pine, hickories — there’s some huge hollies, too, probably 60 to 70 years old.”

And, of course, the elbow room. All of the homes in Iris Cove, whether that turns out to be three or five, will have one-acre lots at a minimum (again, the home under construction rests on three acres). “I want everybody to have some privacy,” Elechko pointed out. “I hope more people will decide to do projects like this, and conserve some of this property.”
